Window cleaning for property managers and HOAs

Blocks are always quoted individually, after an on-site survey. The survey is free of charge.

Most blocks in the Utrecht region get done two to four times a year: the outside of the homes, the stairwells, the access balconies and the glass in the communal areas. Exactly what that covers goes into a scope of work the board can put in front of the members meeting — so nobody argues afterwards about what was in the price.

Residents are told in advance. We supply the notice in Dutch and, if the block asks for it, in English, Turkish or Arabic as well, so everyone knows when we are coming and whether anything needs moving off a windowsill.

After every round you get a short report: which blocks were done, which homes we could not get into, and anything we noticed about the facade or the window hardware. Managers often feed that report straight into the long-term maintenance plan.

    A survey with the board

    We walk the block with the board or the managing agent and settle together what the contract covers.

    A single sheet the board can table: price per round, price per year, and exactly what gets done.

    A week beforehand, posted in each stairwell and supplied digitally for the residents’ portal.

Questions about property managers & housing

We already have a window cleaner. Can you quote against theirs?

Yes. Send us the current scope of work and we will quote for exactly the same scope, so the board is comparing like with like. If we think something is missing from the current description, we add it underneath as a separate optional item.

What happens with homes where nobody is in?

The outside gets done regardless; nobody needs to be in for that. If it concerns interior work in the communal areas or a home that was on the list, we note it in the report and agree one catch-up slot per round.

Can you take on the gutters and the facade as well?

Yes, and it saves money because the cherry picker then comes once instead of twice. We put gutter cleaning and facade cleaning in the same quote as separate optional items, so the meeting can decide on them independently.
